Habitat for Humanity of the Charlotte Region, founded in 1983, serves Mecklenburg, Iredell, and Gaston counties and runs seven ReStores. Its homebuyer path puts education before the application, and its mortgages carry rates well below the market. Here is how to qualify, what is involved, and how to help.
Qualified buyers get an affordable mortgage with no traditional down payment, and the affiliate describes the rate as well below typical market rates, often under 3 percent. The process is built around education first, so you complete a financial curriculum and a readiness assessment before you can apply.
| Requirement | Detail |
|---|---|
| Income | A minimum of $45,000 a year, up to a maximum of 80 percent of HUD area median income. |
| Residency | Living or working in the service area for at least the last 12 months. |
| Ownership | Not a current homeowner. |
| Credit and debt | No more than $15,000 in medical collections, no more than 30 percent use of available credit, and any bankruptcy discharged at least two years ago. |
| Employment | Two years of continuous employment, with allowances for a recent better-paying job. |
| Sweat equity | 150 to 225 volunteer hours, including education, construction, and community engagement. |
The homebuyer journey typically takes 12 to 24 months, depending on readiness and available homes.
You cannot apply directly first. The steps run through a short screening form, the Pathway Education curriculum, a mortgage readiness assessment, a formal invitation to apply, a mortgage review and pre-approval, and then construction hours and community engagement.
Entry is through the rolling screening form rather than a fixed annual window.
The affiliate runs seven ReStores across the region, including locations in Charlotte, Pineville, Gastonia, Mooresville, Cornelius, and Statesville, plus an online store, with free donation pickup and a free deconstruction service for kitchens and baths.
Its Critical Home Repair program provides free critical health and safety repairs, such as roofing, heating, electrical, plumbing, and accessibility work, for homeowners at or below 50 percent of HUD area median income, repaid through a five-year deed restriction rather than cash. The organization also runs neighborhood revitalization and the Pathway Education financial curriculum.
Volunteers can work on construction sites at 16, with some roles set at 18, and at the ReStore at 14 with an adult. The affiliate hosted the Jimmy Carter Work Project in both 1987 and 2023, and its first all-female home crew in 1991 helped launch the nationwide Women Build initiative.
